• Introduce prospective investors to our platform and help them register
• Capture and upload 3D walkthroughs of properties using a LiDAR-equipped smartphone or similar device
• Accompany and guide property viewings, online or on site
• Facilitate online meetings with clients
• Attend online for the statutory explanation of important matters and contract signing, and help move documents between the client and the judicial scrivener or tax accountant

Compensation is fully commission-based. When a client you introduced completes a purchase and we receive the sales brokerage fee from the buyer, you are paid a commission calculated on that fee.

Your commission is at least 50% and up to 70% of the sales brokerage fee (excluding tax) that we receive from the buyer. The rate depends on whether you only make the introduction or handle the full process from viewings through to settlement; we explain the details during the interview. Commission is paid in Japanese yen by the last day of the month following the month in which settlement and handover are completed. The same terms apply when the same client purchases further properties later.

Negotiating price and transaction terms, delivering the statutory explanation of important matters, and drafting or concluding the purchase agreement are carried out by us as the licensed broker. Agents cannot perform these activities.

   After the interview, we conclude the independent contractor agreement by electronic signature.
