Introductions only

Proposing properties, viewings, negotiations and contracts are all handled by us as the licensed broker. All we ask of you is the introduction.

Introduce us with your referral link

Send clients to our platform with your referral link or referral code.
When a client registers through that link, the introduction is recorded as yours.
If you send us a client's name or contact details, please obtain their consent first.

After the introduction, we take it from there

Proposing properties, arranging viewings, the statutory explanation of important matters, the purchase contract, settlement and handover
Introducing the judicial scrivener who registers the transfer of ownership, and a tax accountant where needed
Rental management after the purchase, including finding tenants, collecting rent and handling tenant matters

By law, only we, as the licensed real estate broker, may negotiate price and terms, deliver the statutory explanation of important matters, and prepare or conclude the purchase agreement.

By law, we cannot ask you to do the following

Explaining the details of a property, negotiating price or terms, guiding viewings, the statutory explanation of important matters, preparing or concluding contracts
Presenting yourself as our agent, our staff member or a real estate business
Advertising with wording or images other than those we provide, or altering our logo
Guaranteeing yields, prices, rents or future value, or offering conclusive judgments
Soliciting by bulk messages without consent, or by any other means that breaches local law or the terms of the services you use
Receiving money from a client in connection with the introduction

50% of our brokerage fee (excluding tax)

Amount: 50% of the brokerage fee (excluding tax) we receive from the buyer
When we pay: By the end of the month following the month in which completion (settlement and handover) occurred
Condition: Only when settlement and handover are complete and we have received the fee. Nothing is due if the contract is cancelled
Currency: Japanese yen. Other currencies on request: the amount is fixed in yen and converted at the rate on the day we remit
Further purchases: The same terms apply if the same client acquires another property
Sales: The same terms apply if the same client sells a property
Consumption tax: Amounts shown exclude tax. If you are a taxable business in Japan, we add the consumption tax
Before your first payment: Before the first payment we ask for identity verification, a bank account in your own name, and the information we need for tax purposes
Not included: Fees other than the sale brokerage fee, such as rental management fees

How introductions are attributed to you

An introduction is recorded when a client registers through your referral link or code.
The registration must happen within 90 days of the client following your link.
If a client followed more than one partner's link, the introduction goes to the partner recorded first.
Clients who are already members, or whom we had already contacted independently, are not eligible.

Your referral link, referral code and dashboard are created on the spot, and we email you a copy of the terms you accepted.

Introduce and get paid
Follow your introductions and fees in the dashboard. After a completion, we pay by the end of the following month.

Rules in your own country

Your country may require a licence or registration to make introductions or receive referral fees. Obtaining it is your responsibility, and we do not advise on the law of your country.
If you hold a real estate licence locally, tell us when you register. Where local rules prevent paying you personally, we can pay the licensed firm you belong to.
Filing and paying tax on your referral fees is your own responsibility.

Before you join

Is there any cost?

No. Registration and use are free.

Do I need a real estate licence?

We do not require one, because we only ask for the introduction. Please check whether your own country requires one.

Can a company join?

Yes. You can register as a company.

Are there any quotas?

No. However, if no introduction is recorded for 12 months or more, we may end the agreement with 30 days' notice.

What if I or my own company buys?

It counts. We pay the referral fee when you, or a company you control, buy through us. Transactions already under specific discussion with us before you registered are excluded.

What happens after the agreement ends?

For clients recorded before the end date, we pay for completions that occur within six months after it.

I live in Japan. Can I also do on-site work such as accompanying viewings?

On-site work is handled by our licensed staff and by agents contracted separately with us. We may contact you individually if the need arises.
